Dark Stains in Your Attic? What They Mean For Replacing Your Roof

Dark discoloration on attic roof sheathing from moisture

When we inspect a roof, we don’t stop at the shingles. We go up into the attic to get a look from the inside. One of the most common things that we find in homes in Arlington and greater Snohomish County is dark discoloration on the underside of the roof sheathing.

It’s easy to ignore because you can’t see it from the street. It also doesn’t drip through your ceiling, well, at least not at first! But it can be an early warning that your attic is holding moisture that it shouldn’t.

What Causes This Dark Discoloration?

Warm, damp air from the house rises into the attic. If it can’t get out, it condenses on the cold underside of the roof deck. Day after day through a long wet season, that moisture stains the wood and can start breaking it down. The usual causes:

  • Poor attic ventilation, with not enough intake at the eaves, not enough exhaust at the ridge, or both
  • Trapped humidity and condensation, especially in cold weather
  • Minor roof leaks that haven’t shown up inside yet
  • Blocked airflow, such as insulation pushed into the soffit vents

Why It Matters in the Pacific Northwest

With all the rain and cool temperatures we get here in Washington, attics spend a lot of the year in damp conditions. Proper ventilation keeps moisture from building up, reduces condensation and helps prevent premature roof deterioration. Without it, even a brand-new roof is sitting on top of the same problem.

That’s one of the biggest mistakes we see: replacing a roof without fixing the ventilation underneath it. A new roof can only perform as well as the attic beneath it.

What We Do About It

Every roof replacement in Arlington, WA we install starts with an attic evaluation. If we find staining, damp insulation or poor airflow, we look for the cause before we price anything:

  • Checking intake and exhaust and correcting the balance, often with a ridge vent system in place of old box vents
  • Replacing roof decking that moisture has damaged
  • Removing wet or compressed insulation and installing new insulation where it’s needed
  • Finding and fixing small leaks before they spread

On one recent job, the homeowner hadn’t noticed any leaks. Inside the attic, though, we found signs of past leaks and moisture buildup. We replaced the damaged plywood, removed the affected insulation and installed new insulation before putting on a new GAF Timberline HDZ roof. Problems like that are much cheaper to fix now than letting the problems advance over another few winters.

A Quick Check You Can Do Yourself

If you can get into your attic safely, you can always take a flashlight up there and look for dark patches on the wood, frost or droplets on nail tips, damp insulation or a musty smell. If you see any of that, it’s worth having someone take a closer look. It might be nothing or targeted maintenance that avoids costlier repairs later on.
